4-Building Steel Mini Storage Complex in Prescott Valley, Arizona

A resident of Prescott Valley, Arizona, wanted to enter the profitable, recession-resistant self-storage industry and purchased four Sunward Steel metal mini storage buildings in August of 2022 to house the new business. 

Offering a combined 122 storage units divided by steel partitions, the self-storage business caters to consumers with traditional storage needs, giving tenants a safe, secure place to house furniture, seasonal items, sporting goods and other possessions they don’t need to access on a regular basis.  Unlike many parts of Arizona, Prescott Valley has a four-season climate, and these metal mini storage buildings provide reliable protection from rain, snow and extreme temperatures in addition to pests, fire and other common construction hazards. 

Gutters and downspouts along the roof of each mini storge building channel precipitation away from the outside walls and foundation. Each building’s steel roof panels also have Dripstop pre-applied to them, creating an additional barrier against moisture and condensation. Steps and firewalls on each building enhance safety and accessibility, and all four structures meet local building code requirements, maximizing durability with respect for Prescott Valley’s climate. 

Featuring Ash Gray exteriors and bold Hawaiian Blue doors, the mini storage buildings draw the eye from the road thanks to their modern, professional appearance. Easy to erect and maintain, these buildings generate a steady stream of rental income, and self-storage businesses also have lower operating costs than many other types of commercial investments, leading to higher profit margins for the owner.

Durable and engineered to last, each metal mini storage building has a modest 0.5:12 roof pitch and is sized as follows:

  • Building A – 20’x170’x8.5’/9.33’
  • Building B – 20’x200’x8.5’/9.33’
  • Building C – 40’x180’x8.5’
  • Building D – 40’x170’x8.5’

Distributed among them are the following doors:

  • (18) 4’x7’ mini storage doors
  • (100) 9’x7’ mini storage doors
  • (4) 8’x7’ mini storage doors 

Sunward Steel also engineered each building with a 105-mph wind load and a 30.2-psf snow load to comply with local wind and snow load requirements. The company also delivered engineer-stamped foundation plans along with the building kits to simplify laying the foundation and maximize safety and stability. 

Situated 8 miles east of Prescott in central Arizona’s Yavapai County, the town of Prescott Valley lies roughly 85 miles north of Phoenix.
