Manufactured and supplied by Sunward Steel in November of 2024, this pre-engineered steel commercial and retail building now houses three separate businesses.

Erected in Bennett, Colorado, a fast-growing community situated along the eastern edge of the Denver metro area, the insulated, climate-controlled metal building has 8,040 square feet of interior space divided into three distinct sections. Ideal for housing gyms, retail operations, restaurants and other commercial enterprises, the building holds up to moisture, temperature swings, pests and other hazards, needing little more than a quick power wash to maintain its curb appeal.

The commercial building’s exterior has Hunter Green walls, a Light Stone roof with matching trim, and brick along the base.  Numerous parapets conceal its rooftop units (RTUs), resulting in a flat, modern façade. Designed for year-round use in Colorado, the steel commercial building features an R-49 vinyl-faced fiberglass insulation system installed across and between the roof purlins. The White vinyl facing protects the fiberglass blankets from moisture and tears, and it also improves the look of the metal retail building from the inside.

A 5-psf collateral load in the roof can support lighting, ductwork or insulation or sprinkler systems. There are also two wind-bents covering the width of the building, which, along with a high wind rating, provide additional protection from the gusty winds common in Bennett and across the eastern plains. The retail building also has gutters and downspouts along the roof, helping channel rain and snow off of the rooftop and away from the building’s foundation.

Engineered for maximum strength and durability, this prefabricated steel commercial and retail building is flexible enough to support any number of different business types and strong and sturdy enough to hold up to Colorado’s variable, sometimes harsh climate conditions.

Featuring rugged, 26-gauge steel roof and wall panels, this metal commercial building is 67’x120’11.42’/17’ and has a corrosion-resistant roof with a modest 1:12 pitch providing protection overhead.

There are three glass storefront doors offering access into each rented retail unit, and floor-to-ceiling windows in several areas allow natural light inside, boosting ambiance. The building’s six rooftop units together weigh about 750 pounds, and the building also meets the building code requirements set by local building departments and the 2018 International Code, boasting a 130-mph wind speed rating and a 35-psf snow load.

Known for its small-town charm and tight-knit community feel, Bennett extends into both Adams and Arapahoe counties, with this retail building raised in Adams County. It sits roughly 27 miles west of Aurora, Colorado, and 35 miles east of Denver.
